I owned 2 units at Kiara Designer Suites…1428sf and 1252sf, both facing KLCC and the recreational deck. These are much sought units for rental and purchase in KDS. Rentals are between 4K and 5.5k. Purchase in secondary market is between 650 – 890K depending on furnishings, floor level, number of car parks, etc.
Cheaper units with other orientations are 1248sf, 1088sf and 1188sf. Pricing for this units are lower by 15 – 20% psf compared to 1252sf and 1428sf units. In terms of investment and rental returns, it is better to pay a premium for the KLCC view which is unobstructed. For own stay, I suppose the other units are ok.
The design is modern and minimalistic. The design and ambience is quite similar to Solaris Dutamas condos which are being handed over to purchasers Feb – April 2010.
KDS is an understated gem waiting to be discovered by investors. The units are smaller and reasonably priced but assured of SUNRISE quality and maintenance. It is a matter of time the value of KDS units will appreciate as surrounding condos such as Verve Suites which are priced 20 – 40% more than KDS.
650 – 890k plus the renovation costs which easily cost you another few ten Ks or even up to hundred K. So please calculate this in before your investment.
